    Question planning permission

    not sure if this is the right forum but here goes

    guys, just wondering if anyone can give me any help on planning permission from the council,

    as i am doing it on-line, and just wondering do i need to do create a site location plan(more money)? or can i just do a cad drawing and be done with it,

    permission is for a conservatory.

    You might not need planning permisson for a consevetry. it depends on the size of your plot and how big the consevetry is going to be.

    It also depends on whether your property backs onto a public right of way such as a road or a public footpath.

    I know because I am currently going through buying a conservatory and our garden backs onto a footpath through the woods, therfore we need planning permission.

    It varies from council to council.... your best bet is to phone the local planning office & have a chat.. they are usually quite friendly.

    cheers for the reply guys, i dont back on to any footpath, but i have a garage attached to the side of the house, which is prety much the length of the house, and the conserv is going to be 16ft X 10 ft.

    Check with your local planning office - another random possible catch - despite the fact the area I live in is a dump, it is registered as a conservation area or something like that. Due to this there is no hope in hell of us getting permission for a conservatory.

    Even when we had a tree in our front garden leaning over the road at a 45 degree angle due to the storm in '88 the stupid council told us due to the area there was no way at all we were allowed to cut down our tree, despite it posing a danger to the public.

    Contact the duty planning officer via phone. They will provide information for free including the building control dept if required. Send in a few sketches before submitting the official planning app. They will comment on the sketches for free in writing.

    i contacted the local council, and the women i spoke to was about as helpfull as a kick in the head, she just said i needed to either do it on line, or complete an application form. no help what so ever.

    i just dont want to pay approx £200 for an architech drawing and then £130 for council fees.

    Check the website for whichever Council is yours.
    They usually have PDF's which are pretty self explanatory - some will list the names of useful contacts.
    You may find you just need building regs consent as opposed to full planning.
    Either way, a sketchplan of your proposals, plus a 1:1250 site plan usually suffices to get the ball rolling mate.
    Streetmap.co.uk/google maps might help, although some are watermarked.
    Failing that, Ring the planning office again, and ask to speak to the planning officer based on your postcode. Normally they cover specific areas and are generally very helpful in terms of what's required from you for an application to be considered.
    The difficult part, as you said above is getting to the right person, but be polite and I'm sure that you'll get through to the right bod!
