    Buying Loft Conversion

    Could anyone help
    Just bought a house that has space for a loft conversion shopped around looks like about 20k to do it including a staircase and to building regs. Have been to an estate agent who says a conversion typically adds 5k to a property in stockport. Sounds a very low amount to me for another bedroom ?

    How many bedrooms does the house already have? Would the conversion have a dormer? En suite? How many windows?

    Every street/area will have it's ceiling price so no matter what you do it will never go above that limit. Maybe you're approaching that?

    its got 3 bedrooms not a dormer using velux windows house is in a strange location the only detached on the street

    Sounds surprising to me. Am currently looking at getting mine done at the moment but am not interested in building regs. Shame all the fucking builders who have looked at it are.

    I have a mate who I am thinking of getting to do it by putting a staircase along the wall of the fnippers bedroom and putting built in wardrobes underneath. Top line is it will cost me about 3 - 4k as opposed to the 18 I have been quoted to do it the other way which means I will lose my box room. If I do i this way then I won't be able to sell the house adverising the conversion as a bedroom but as an occasional room.

    there is a firm in nottingham called attic attack and they will do a loft conversion in two days with window and proper ladder for £2000

    A few mates of mine have had loft conversions. 1 uses a ladder which on some occasions is acceptable by building regs apparently. the other had a staircase fitted. but both did the majority of the work upstairs their selves, no plumbing and a sparky for the electrics. Boarding it out, laying the floor plastering the lot were all done DIY and they look really nice. and as good as some of the profesional jobs people have spent 10k-15k on.

    I have no idea if they meet current regs but they did back then as every stage was signed off by a buildings inspector. I dont know the term for what they did with the floor but they bolted additional joists to the existing joists rather than replacing the floor.

    Strengthening the ceiling / floor. You'll really need to get it past building regs, as when you come to sell your house in the future YOU have to provide all the documentation before people look at your house, and YOU have to pay for everything. It'd be a cunt to have to rip it out or change anything in the future. Most loft conversions round here about 6-8k with proper stairs, full regs etc.

    I'm sure if it has a Velux on it, it also has to pivot from the top rather than the middle for at least ONE window in the loft, as a means of exit / entry in case of a fire.

    Where's that? Seems a bit cheap! Ive been thinking about doing mine. Are you talking about a company? or just the average cost?

    I'm thinking of doing my loft in the future. I have a bungalow, and would like to have an iron spiral staircase to the loft.

    Anyone know if this could cause reg problems?
