i'm 364m away from the exchange - i only get 5mb though on a good day (paying for 8mb)

Yea the site deals with straight line distances, not real cable distance. I'm less than a mile from the exchange yet over 3k in cable distance.
It sucks but there you go.

It's down to the wiring, your exchange might be next door, yet the wire from the exchange to your home could go for miles before it reaches you.
