    Question Is this quote for re-roof OK?

    My roof is leaking at the front and it looks pretty fooked so the build has recommended a re-slate. We don't have any felt under the slates so it needs doing anyway so i'm happy to get it done.

    Now the quote....

    Erect scaffolding and dismantle on completion

    Remove existing ridge tiles, clean and stack for re-use

    Remove existing slate to front main roof slope, clean and stack for re-use

    Clean off all dirt and extraneous materials

    Remove existing batters, and de-nail rafters

    Under-felt with heavy duty, high venting breather membrane with flame resistance to EN11295-2

    Re-batten with treated battens fixed with 65mm galvanised nails

    Supply and fix new UPVC eavers trays (not sure what this is as its an old house with stone gutters? WTF 's and eaves tray??)

    Re-slate with existing slates where possible (will be charged more per slate they have to buy)

    Re-fix ridge tiles bedded on sand and cement and flush pointed

    Remove rubish from site.

    Costs Labour and Material £980
    Scaffolding £170
    +VAT

    TOTAL = 1351

    Any thoughts on the work? I think thats quite reasonable for all the work plus it needs doing. The roof is going to be more though as the main beam has split and its an stone roof and not slate plus its 4 storeys up

    Eaves tray fits under the bottom slate/tile and runs into the gutter. Basically ensures the water runs into the gutter and not under the roof or down the walls during wind etc.

    Price doesn't seem too bad, labour prices locally are around £100 per day per person, so depending on the size of your roof it does seem OK.

    Its just a terraced house so roof aint too big but its fooked on one side as our house was built in 1849 and the one down from us about 50 years later and the join is really bad.

    Will def get it done then as it was raining in my wardrobe last night and the drip drip drip was driving me mental!

    Its a really respected builder who's been in our area for 40 years and we used to live on the same road as him. Its one of the reason's I went with him. I think he said he guarantees his work for 10 years as well!

    Yup I feel better already. I told Ant3b about it and he said it was crazy money but he's a pikey lol

    Booked in a week on Monday. I'm not even going to start thinking about how wet the wall is behind my wardrobe I wonder if I can get the insurance to pay for a new bedroom?

    apart from that that is a good price.

    I'd like it official so I get a proper receipt. If he does a crap job and i've paid cash I guess it would just cause issues.

    Its just for the front, the back needs a new main beam as well and is a bigger job.

    best thing m8 to do GET IT IN WRITING FOR THE QUOTE THIS IS VERY IMPORTANT second m8 why u using old slates instead of new ones get a separate price for him to supply as u wont pay any more for fitting as u already been quoted for replacing

    By the way there is a brazilian slate on the market at the moment that you can buy for about 60p each +vat and its a good quality slate for the price better than the joking slate thats around and if the slate comming off the roof is decent you should get about £1.20 t0 £1.50 per slate so well worth looking at.

    i just paid £2700 for a 3 bed semi, not slate though. full roof replacement
