    Help Is this a reasonable quote to render a house?

    Hi guys,

    Ive recently purchased a house and am in the process of doing it up. The pointing on the outside is pretty poor and my builder has suggested that I render the whole house. He said pointing would be about £25 a square meter, or he can render the whole house (3 bed semi) for £1500. I know rendering should prevent any damp coming through, and change the look of the whole house but I don't know if that's a good price.

    Can anyone advise if it is?

    My partner got charged £25 for just the chimney doing. it was in a sad state and would prob blow over soon. I think thats a good quote but i would get at least 2 more quotes

    I'd say that's a good deal. I just paid £3000 for our old render to get taken off, then repointed and re-rendered in lime. It's a listed building so we had to use specific materials. This was just for the front of the house too. Ooh and I paid separately for re scaffold as well

    Ooh and you need to check if they are including painting or treating it afterwards too. I bought some special mineral paint and base from keim and that came to £600 alone.

    Thanks for that. Quote includes the painting but not the paint - he said paint would be about £300. Sounds like a decent price, just waiting for some other companies to give me quotes.

    Just my opinion and ignore if you wish, but don't render your house fella. Ruins the whole appearance and street appeal if it wasn't originally designed like that. Also makes people suspicious of damp problems when you come to sell. On top of that if you ever change your mind, makes a complete mess of the brickwork.

    Our (and first) house is rendered and I am always having to re-patch cracks which appear after harsh winters. At least every two years.

    We have both vowed that our next house will not be rendered!

    thanks for the input guys. The front of the house in pebble dashed, and the side and back are just bricked. The pointing is pretty bad and my fear is that damp will come through, so i though rendering would be a good option. its going to be smooth all the way around, but we will leave the front as it is. hopefully we won't regret it!

    Make a point of getting the builder to show you some other houses hes rendered - if hes evasive then use a different builder a badly rendered house will look awful and lose value - theres a new type of render out now called monocouche which comes pre coloured and rubs up in to a nice coarse finish it may be worth looking at that as well when u consider it doesnt need painting afterwards and has a better look than standard sand/cement render.

    That looks a good product. Our house was built in 1860 and is mainly stone. Some dick decided to have the whole house rerendered on top of the old stuff. Now we are finding that the render is cracking and also lifting away as the paint underneath is loosening. If I could get the job done for under 2 grand i'd sleep easier at night!

    Hi Q-Ball

    I take it you mean repoint between the brick work and not covering the exterior with render. Thats not really a bad price for the work on a three bed semi. Depending on the state of your bricks a render willl cover up the defects but will not help structurally. After a render it all needs painting.
